Walk down Main Street this July and you will pass three doors that have changed hands since Memorial Day. None of them are new buildings. Every one of them is a storied East Hampton address in its third or fourth chapter, occupied by an operator who lives out here year‑round and reads the room accordingly.
That is the shape of summer 2026 in the village. The "new openings" list looks long on paper, but the addresses are familiar and the names behind them are, in most cases, local. If you already spend the season here, the interesting question is not what opened. It is who took the space, and what they decided to keep.
